Buying a new home? Understand the process   ..
Purchasing a home is a highly personal and emotional decision, but also a major financial commitment. In Canada, the real estate market is ever-changing, and regulation and mortgage rate changes are plentiful. Many factors are at play, and affordability is often a key concern. It can be a lot to keep up with and difficult to feel truly knowledgeable and confident about entering the market, whether it’s your first or fifth time as a buyer. To help you navigate through the process, here’s a breakdown of the major milestones: Dream: When you’re not quite at the stage to put the pedal to the metal and start hunting for your next home, this is the stage where your options are limitless and information gathering is essential. Create a budget and savings plan – take some time to understand what you need to buy your first or next home. Shop: You’ve made the decision that it’s time to move; mortgage and home shopping are imminent. Consider researching the different types of homes and neighbourhoods you’re interested in as well as planning what your budget would look like so you’re informed. Talking to a mortgage specialist will help you with mortgage math and the total costs of homeownership, while a realtor will help with finding listings suited to your needs and preferences. Buy: You’re not just buying a home, but likely a mortgage as well. This is a major financial milestone and, for many, this will be the largest investment of a lifetime. This is also the stage where expenses will start to ramp up, as the majority of buyers start making purchases before the move, so all the planning and budgeting you conducted will continue to be of the upmost importance. Once your purchase is confirmed, make sure you celebrate. Move: Transition is upon you. Relocating can be stressful, but also exciting. Getting organized and settled in your new space is an exciting time. Live: Time to love your new home. Whether it’s move-in ready or you’re planning a renovation, having strategically navigated the steps above will ensure you stay a happy homeowner. ..Calgary real estate news

Calgary Open House Events   ..
Most sales representatives will suggest a number of ways to market your home; however, if your sales representative has decided an open house would be advantageous, here are some suggestions to help make your open house successful. There are four steps to follow for a successful Open House. The first three are planning, promotion and presentation. Once you've done all that, the only step remaining is to cross your fingers and hope for good weather As with most things in real estate, planning is critical to your success. Check your calendar and pick a date that won't conflict with other events that could divert your potential visitors. You won't get many home browsers on Super Bowl Sunday or Mother's Day Ask your sales representative for advice on how to showcase your home to its best advantage. Remember, when it comes to showing appeal less is more. You want to create an atmosphere of spaciousness. Get rid of the clutter to maximize your space. Have a garage sale, empty the closets and take the time to give those things away to charity. Besides making your home look great for showing, it'll give you less to do on moving day. First Impressions Remember that a home that looks well kept will create favourable impression. Make sure you cut the grass or shovel the sidewalk as the season requires. Plan on doing a little spot painting to perk up problem areas, oil squeaking hinges, tighten loose screws, and all the other little things that show a home is cared for. Then it's time to start promoting. Your sales representative is the expert here, and can advise you what marketing techniques will be used to promote your event. Whether it's direct mail, advertising in Home Guides or the newspaper, or website promotion, your sales representative will effectively promote your event. However, you can add to the process by partnering in the promotion too. Post notices on bulletin boards in supermarkets, libraries or community centers. Anyway that you can spread the word will add to the process. The Open House Event For your Open House day, your representative will also counsel you on how to present your home to its best advantage. Leaving on all the lights, having a fire burning in the fireplace, soft background music playing, and coffee brewing all add to the ambience and make a welcoming impression. But as any sales representative will tell you, the best thing that you can do to make your open house a success is to get out and stay out All joking aside, you'll get better results when your visitors feel free to poke about, linger, and ask very direct questions of your sales representative. If you're present, they'll feel more constrained, and your sales representative may not even get an opportunity to identify any concerns they may have, and attempt to offer them options and solutions. So pack up the dog and the kids, and enjoy your day away trust your sales representative to do the job right. After all, they're the experts   ..Calgary real estate news

Planning tips for your summer reno   ..
Could your home use a facelift? Summer is the perfect time of year to make some changes to your living space. After all, you want the place where you and your family spend most of your time to be a warm, welcoming and healthy environment. Whether you’re planning a major makeover for your bathroom or a simple DIY project for your bedroom, here are some key tips to help you plan your next renovation: Start by identifying your goals. Have a clear understanding of your motivations – the why behind your project. Do you want a more functional layout that will give you improved living space? Do you need to overhaul the attic to create an office so you can work from home? Whatever the reasons, be sure you list all the problems and how your reno will solve them. Work on your budget. It’s easy to get excited about upgrades, but your plans can quickly exceed what you can afford to spend on a home renovation. If you have a limited budget, identify your priorities and focus on one or two projects that will most improve your daily life. Write your budget down and keep it in mind when making major decisions, so you won’t be tempted to get carried away. Find sources of inspiration. Nowadays, you can find tips and ideas almost anywhere – from Pinterest, to blogs to home magazines. But beyond these, you can find inspiration outside of décor spaces – just anything that brings you joy or peace. Think old travel mementoes, your grandmother’s vintage dress or even that bright shade of pink from your favourite amusement park ride as a kid. Don’t forget to factor in health. Did you know that we spend 90 per cent of our time indoors? If that wasn’t bad enough, the air inside can be up to five times as polluted as the air outside. So, when making decisions about any renovation project, put health first with elements that improve your home’s air and environment. One great example is a Velux skylight, which delivers two times the amount of daylight as vertical windows. With a venting skylight, you can open it up to allow hot air, odour and toxins to escape. You can also reduce the need for air conditioning in the summer months, saving on electricity. Renovate for the future. Keeping the future front and centre ensures that your home will work with your family as it evolves over time, and means you won’t have to do another renovation anytime soon. Thinking about tomorrow also means spending for a solid foundation that will last, instead of flashy finishes that don’t go beyond aesthetics.   ..Calgary real estate news

Best Places to Live: Calgary   ..
Alberta’s largest city, Calgary, is situated 80km east of the front ranges of the Canadian Rockies. It is known as the sunniest major city in Canada with an average of 2,300 hours each year and is home to the Calgary Stampede, a 10-day outdoor event with incredible shows, amazing food and non-stop entertainment. We know that Canadian’s truly celebrate the liveabililty factors of their neighbourhood – the qualities that give homeowners the true satisfaction of their home within the context of a neighbourhood. In fact a Leger survey conducted by RE/MAX revealed that 89 of Canadians recommend their neighbourhoods to others. Unlike your home, neighbourhoods cannot be changed, so it is important to assess what qualities are important to you before you purchase. Luckily, when it comes to Calgary, there is a lot of celebrate in terms of liveability. A survey of RE/MAX Brokers revealed that the best places to live in Calgary are Inglewood, Hillhurst and Charleswoodareas rank as the top three all-around liveable neighbourhoods for access to green spaces and parks, walkability, access to retail stores and restaurants and ease of getting around/public transit.  In the same Leger survey, six-in-10 Canadians put easy access to shopping, dining and green spaces at the top of their liveability criteria. Proximity to public transit (36 per cent), work (30 per cent) and to preferred schools (18 per cent), as well as cultural and community centres (18 per cent) fall out of the top five neighbourhood wants and expectations. So how does Calgary stack up? If you are searching for the best place to live in Calgary, you should know that North Haven Upper, Renfrew, Chinook and Meadowgate Park rank as the top hidden gem neighbourhoods to housing supply, affordability and liveability factors.
